Finding the right home builder is an important step in building your dream home. You’re going to have a lot of questions – rightly so! – But here are five questions that you shouldn’t skip discussing with a potential builder.
1. Are you licensed & insured?
This should be a quick question with no hesitation (our answer is yes!), but some answers may surprise you. If you are financing the construction, your lender will require proof of licensing and insurance, but even if you’re not financing, ensure you obtain proof.
2. What is your warranty and how do you handle issues?
Any reputable builder will have at the least a 1-year warranty, but it’s important to determine how the builder will handle borderline warranty items. If an issue arises 13 months after possession, will they help you out?
3. How is your experience relevant to my home?
Make sure the builder you chose is experienced with the type of home you’re planning. If you’re looking for a Craftsman style home, don’t choose a builder who focuses on Mid-Century Modern architecture.
4. Do you provide assistance for selecting my home’s finishes?
There are a lot of decisions in the home building process, especially when it comes to selecting finishes. It’s easy to get overwhelmed with all of the options for flooring, paint, hardware, countertops, cabinets – you get it – so make sure you’re not on your own and the builder has someone to guide you through the process.
5. What’s included and what’s not?
You’ll want a builder that can provide you with detail pricing and this goes hand in hand. There are countless items that go into the full cost of building a home. The land cost is clear, but there may be some grey areas. Talk to the builder about surveying, construction plans, existing home demolition, insurance, permit fees, etc. They’ll need to be considered to determine the full cost.
